Beijing Property Prices

Official national statistics provide a useful starting point for monitoring Beijing property prices. The National Bureau of Statistics reported that in August 2026, the price index for newly constructed commercial residential property in Beijing was 99.8 compared with July and 97.7 compared with August 2025. The corresponding second-hand residential index was 99.9 month-on-month and 96.5 year-on-year.

These figures are indices rather than quoted prices for individual homes. They are useful for identifying broad market direction, but buyers need more detailed evidence when comparing particular districts, buildings and properties. Differences in location, floor area, age, quality and proximity to transport can produce substantial variation within Beijing.

During the first eight months of 2026, Beijing's new housing construction area fell by 32.5% year-on-year, while total new starts fell by 30.7%. At the same time, new commercial housing sales area increased by 1.6%, with residential sales area increasing by 12.5%.
