Submit Your Spain Property for Advertising

If you want to sell property in Spain and reach buyers researching international real estate, submitting your property to International Property Directory (IPD) provides a direct way to create an online property listing.

The process starts with a seller account. Once registered, you can add your property information, photographs, asking price and contact details. Your listing can then be discovered by buyers searching the IPD international property directory.

IPD connects property owners, agents and developers with potential buyers. It does not act as a sales agent, negotiate transactions or handle payments. The seller remains responsible for the information provided and for dealing directly with interested buyers.

Start by Creating a Seller Account

To submit a property, first create an IPD seller account. The current seller registration page is designed for private property owners and also provides a route for owners selling privately, including For Sale By Owner (FSBO) and For Rent By Owner (FRBO) listings.

Pricing and available listing options should be checked at the time you register or purchase a listing, as packages and promotions can change.

When creating an account, you provide a username, password and email address. The registration form also allows you to provide a company website where appropriate.

Create your IPD seller account to begin the submission process.

Choose the Correct Seller Account

Private owners, estate agents and developers can use IPD, but the account structure should reflect who is advertising the property.

A private owner selling their own home or investment property can register as a seller. An estate agent or developer can use an appropriate professional account and identify the business responsible for the listings.

For agents, the IPD registration information states that the username should also be the company or trading name. Agencies can also use shared account arrangements where multiple agents need to manage properties.

Prepare Your Property Information Before Submitting

Before adding the listing, gather the information a buyer is likely to need. This makes the submission process easier and helps produce a more useful advertisement.

Useful information can include the property's town or municipality, province and wider region, property type, asking price, bedrooms, bathrooms, floor or living area, plot size where relevant and significant features.

You should also consider the information an international buyer may need because they are unfamiliar with the area. Nearby cities, beaches, airports, transport links, golf courses, commercial centres and other relevant locations can provide useful context where appropriate.

The objective is not to fill the listing with promotional language. It is to give a potential buyer enough accurate information to decide whether the property is worth investigating.

Prepare Your Property Photographs

Photographs are an important part of submitting a property because they give buyers an immediate impression of what is being offered. IPD property listings can include up to 16 images.

Choose photographs that show the property clearly and represent its current condition. Depending on the property, this may include the exterior, entrance, living areas, kitchen, bedrooms, bathrooms, terrace, garden, swimming pool, parking and views.

If you are submitting land or development property, photographs can instead focus on the site, access, surrounding area and any existing structures.

Avoid using photographs that are outdated or materially misleading. An overseas buyer may make an initial decision based entirely on what they can see online.

Set a Clear Asking Price

The asking price is one of the first pieces of information a buyer will look for. A clear and current price allows buyers to compare your property with other Spanish properties and determine whether it fits their budget.

Make sure the currency is clear and that the price shown in your listing reflects the amount you are currently asking.

An advertised asking price is not a guarantee of the eventual sale price. Buyers may undertake their own research, obtain independent professional advice and negotiate before agreeing to purchase.

Select the Right Property Type

Selecting an appropriate property category helps buyers find your listing when they search the IPD directory. The information that matters also varies according to the type of property being sold.

An apartment in Spain may need information about its floor, terrace or balcony, parking, building and communal facilities. A villa or house may require more information about its plot, garden, pool, views and outdoor areas.

A land property requires a different approach, with buyers potentially interested in the size, access, existing structures and relevant planning circumstances.

Write the Property Description for an International Buyer

Someone looking at your property from outside Spain may have no previous knowledge of the local area. The description should therefore explain the property in a way that does not assume the reader already understands the location.

Explain where the property is, what type of property it is, its main characteristics and what makes the location relevant. If you use Spanish property terminology, explain terms that may not be familiar to an overseas buyer.

For example, a buyer may understand that a property is described as a finca but not know what type of property or setting that term represents. Clear explanations make the listing more useful.

Provide Accurate Location Information

Location is particularly important when submitting Spanish property for international marketing. Spain contains very different property markets, and buyers may search by country, autonomous community, province, city, town or resort.

Use the correct geographic information for the property and avoid presenting a small locality as though it were a better-known destination if that could mislead the buyer.

Accurate location information also allows buyers to carry out their own research before contacting you. They may investigate transport, local services, nearby attractions, property prices and the wider market.

IPD also provides broader Spain property research that can help international visitors understand the country and its different locations.

Include Your Contact Information

Your listing needs to provide a way for an interested buyer to make contact. IPD property listings are designed to provide direct enquiry access between buyers and the owner or agent responsible for the property.

Make sure your email address and telephone information are current and that you are prepared to respond to enquiries from potential buyers.

International enquiries may come from different time zones and may initially involve questions rather than an immediate request to purchase. Prompt, accurate responses can help an interested buyer decide whether to take the next step.

Add Your Website Where Appropriate

If you have a personal, agency or development website containing additional information, the relevant website details can be included with the account or listing information where appropriate.

This can be useful for estate agents and developers who have additional properties, brochures, company information, floor plans or development information available on their own website.

The IPD listing can therefore form part of a wider marketing strategy rather than being the only online source of information about the property.

Review the Listing Before You Submit It

Take the time to check the information before completing the submission. Confirm the property location, asking price, property type, measurements, photographs and contact information.

Check that the description matches the photographs and that important information has not been omitted. If the property requires renovation or has other circumstances that a buyer should understand, the description should not create an inaccurate impression.

International buyers may compare your listing with other properties and with information from maps, websites, agents and professional advisers. Consistency helps establish confidence in the information.

What Happens After You Submit Your Property?

Once your listing has been submitted, it becomes part of the IPD property directory subject to the applicable listing and approval processes. Buyers can search the directory by location and property characteristics to identify properties that match their requirements.

IPD's property search allows users to search by country, region and city or town and filter results by property characteristics such as property type, bedrooms and bathrooms.

The purpose of the listing is to make your property discoverable and provide enough information for an interested buyer to decide whether to enquire.

Buyers Contact You Directly

IPD provides direct buyer-to-seller enquiry access. When an interested buyer wants more information, they can use the enquiry facility associated with the property listing to contact the owner or agent.

The seller then decides how to respond, whether to provide additional information, arrange a viewing or proceed with further discussions.

IPD does not negotiate the sale, handle payments or act as the broker between the parties. Buyers and sellers should obtain appropriate independent legal and professional advice before proceeding with a transaction.

Keep Your Property Listing Updated

Submitting the property is not the end of the advertising process. If the asking price changes, the property is sold, photographs become outdated or other significant information changes, the listing should be updated.

Sellers can sign into their IPD account to add or edit listings. The IPD login area specifically provides sellers with access to add or edit their property listings.

What If You Have Problems Submitting Your Property?

IPD provides a Help Centre for common account and listing issues. These include account access, password problems, listing visibility, image uploads and other property listing issues.

Agents and developers with multiple properties can also obtain guidance relating to bulk listings and portfolio management.

If an issue cannot be resolved through the account area, the IPD Help Desk provides a route for requesting assistance.

Submit an Apartment, House, Villa or Land

IPD is designed to accommodate a wide range of international property types. In Spain, this can include apartments, houses, villas, rural properties, land, new-build property, commercial property and other real estate opportunities.

The key is to provide information that accurately describes the particular property. A buyer looking for an apartment will have different questions from a buyer looking for a development site or commercial building.

Good categorisation, clear photographs and detailed descriptions help buyers determine whether the property matches what they are looking for.

Why Submit Your Property to an International Directory?

Local advertising can be important when selling property in Spain, but an international audience can provide another source of potential buyers. Someone interested in buying in Spain may live in another country and begin their search online long before they are ready to visit.

IPD combines property listings with international property research, allowing buyers to research markets and locations as well as individual properties.

This does not guarantee enquiries or a sale. The response to any property depends on factors such as location, price, property type, presentation and buyer demand. The benefit of submitting the property is that it gives another relevant audience the opportunity to discover it.

Prepare Before You Submit

The strongest submissions are not necessarily the ones with the most promotional language. They are the ones that answer the questions a potential buyer is likely to have.

Before submitting, make sure you have accurate photographs, a clear asking price, the correct location, a useful description and current contact information. If you are selling internationally, consider the questions that someone unfamiliar with Spain will ask before travelling to view the property.

If you need more preparation guidance, see the IPD article on preparing property for sale in Spain.

Submit Your Spain Property to IPD

Submitting a property to IPD is straightforward: create your seller account, prepare your property information and photographs, add the listing, review the details and make it available to potential international buyers.

If you are ready to put your Spanish property in front of an international audience, create your IPD seller account and submit your property.
