How Advertising Property in Spain Works

If you are selling property in Spain and want to advertise directly to potential buyers, it is important to understand how the advertising process works before you create a listing. International Property Directory (IPD) provides a platform where property owners, agents and developers can advertise property to buyers researching international real estate.

The process is designed to keep the seller in control. You create your account, provide the property information, upload photographs and manage your listing. Interested buyers can then contact you directly through the information provided with your listing.

IPD operates as a property directory and advertising platform. It does not act as an estate agent, negotiate a transaction or participate in the sale. Sellers remain responsible for the information they publish and buyers remain responsible for carrying out their own due diligence.

Create Your IPD Seller Account

The first step is to create an IPD seller account. Private owners can register as a seller and use the account to add property listings. Agents and developers can create accounts appropriate to their business and manage their property marketing through the platform.

The seller registration page currently displays a starting listing price. Account registration requires basic information including a username, password and email address, together with agreement to the applicable terms and conditions.

Create an IPD seller account when you are ready to begin.

Add Your Property

Once your account has been created, you can add the property you want to advertise. The aim is to provide enough information for a potential buyer to understand what is being offered before making an enquiry.

Property information can include the location, property type, price, bedrooms, bathrooms, size, description, features and other relevant details. Photographs can also be added to help buyers understand the property visually.

This is particularly important when marketing Spanish property to international buyers. Someone researching from another country may have no previous knowledge of the town, municipality or surrounding area, so accurate location information and a useful description can make a significant difference.

For more information about preparing your property and its presentation, see the IPD guide to preparing property for sale in Spain.

Provide Accurate Property Information

The seller is responsible for the information included in the listing. This means that the asking price, property description, measurements, photographs, location and other important information should be checked before publication.

Do not use the listing to make claims that cannot be supported. If a property requires renovation, has known restrictions or has other circumstances that a buyer needs to understand, appropriate information should be provided rather than leaving the buyer to discover it later.

Accuracy is especially important when selling internationally because buyers may initially be researching the property remotely. They may be comparing several properties before deciding which ones are worth viewing.

Use Photographs to Show the Property

Good photographs help a buyer understand what is being advertised. The listing can include images of the main living areas, bedrooms, bathrooms, kitchen, exterior, garden, terrace, pool, views and other significant features where applicable.

Images should represent the property honestly. Excessive editing or photographs that do not reflect the current condition can create unrealistic expectations and lead to problems when a buyer eventually visits the property.

International buyers may make their initial decision entirely from online information, so photographs form an important part of the first impression.

Explain Where the Property Is

Location is one of the most important parts of an international property listing. A buyer looking at a property in Spain needs to understand not only the town but also where that town sits within the wider country and region.

Where appropriate, provide the municipality, province and autonomous community as well as the local town or area. Additional factual information about nearby beaches, airports, cities, transport, golf courses, commercial areas or other relevant facilities can also help establish the property's setting.

This is particularly useful for buyers who have never visited the area. A property described simply as being in Spain provides very little information compared with a listing that clearly explains its geographic position.

You can also link your property research to the wider Spain property market information available through IPD.

Set the Asking Price

The asking price should be clear and consistent throughout the listing. Price is one of the main ways buyers filter properties, particularly when comparing homes across different towns and regions.

International buyers may also be comparing prices in different currencies and across different countries. Providing an unambiguous asking price makes it easier for them to establish whether the property is relevant to their budget.

An advertised asking price does not guarantee a particular sale price. Buyers may obtain independent valuations, conduct market research and negotiate with the seller before a transaction is agreed.

Choose the Right Property Category

The type of property you are selling affects the information that should be included in the advertisement. An apartment, villa, townhouse, country property, development plot and commercial property will each attract different searches.

If you are selling an apartment in Spain, for example, information about the building, community, outdoor space, parking and location may be particularly relevant. A villa may require greater emphasis on the plot, pool, views and outdoor areas.

For land for sale in Spain, buyers may instead be interested in the size, location, access, existing structures and relevant planning circumstances. The listing should provide the information that is genuinely relevant to the particular property.

Reach Buyers in Spain and Overseas

IPD is designed around international property research as well as property listings. This means a Spanish property listing can sit within a wider environment where visitors are researching countries, locations, property markets and different types of international real estate.

This matters because an international buyer may not begin their search by looking for one particular property. They may first research Spain, then a region, then a town and finally a property type before contacting a seller.

Foreign buyers represented 14.6% of housing purchases in Spain in 2024, according to the European Commission's 2026 Spain housing analysis. The proportion was higher in several regions, including the Balearic Islands, Valencian Community and Canary Islands. The figures are national and regional measures rather than a prediction for any individual property, but they demonstrate the established role of international purchasers in the Spanish housing market.

For sellers, this is one reason to consider both local and international exposure rather than relying on only one type of advertising channel.

Buyers Contact the Seller Directly

IPD is structured so that enquiries can go directly between interested buyers and the seller or agent responsible for the listing. IPD does not participate in negotiations or handle payments between the parties.

This gives the seller control over the next stage of the enquiry. You can answer questions, arrange a viewing, provide additional information and decide how you wish to proceed with a potential buyer.

Buyers and sellers should obtain appropriate independent professional advice when required. This can include legal, tax, financial, surveying and other specialist advice relevant to the transaction.

Keep Your Listing Up to Date

A property listing should remain accurate throughout the period it is advertised. If the asking price changes, the property is sold, important features change or photographs become outdated, the listing should be updated accordingly.

Keeping information current is particularly important for international buyers. Someone travelling from another country may make arrangements based on the information they have found online, so outdated details can result in wasted time for both buyer and seller.

Registered sellers can sign into their account to add or edit property listings. IPD also provides support for common account and listing issues.

One Platform, Different Types of Sellers

IPD can be used by private property owners, estate agents and developers. A private owner may be advertising one home, while an agent or developer may need to market multiple properties.

The principle is the same: provide clear information about the property, present it accurately and make it possible for an interested buyer to make contact.

Agents and developers can also use IPD as part of a broader international marketing strategy rather than treating the platform as a replacement for their existing website or local marketing.

What Happens After Your Property Is Listed?

Once your property is advertised, buyers researching Spanish property can discover the listing through the IPD platform and its property search functions. Visitors can search by location and use property characteristics such as type, price and other criteria to narrow their results.

The purpose of the listing is to give a potential buyer enough information to decide whether to investigate the property further. An enquiry may lead to additional questions, a request for photographs or documents, a telephone conversation or an eventual viewing.

There is no guaranteed number of enquiries or sales from advertising. Results depend on factors including the property itself, location, price, presentation, buyer demand and the wider market.

Advertise Your Spain Property Through IPD

The process is straightforward: create a seller account, add your property, provide accurate information and photographs, set your asking price and make sure the listing gives international buyers a clear understanding of what is being offered.

IPD provides the international property platform; the seller remains responsible for the property and the information supplied. Buyers remain responsible for independently checking the property, ownership, documentation and other matters before entering into a transaction.
