Property Ownership Does Not Automatically Create Residency

Home Owners Resident Card
The Bahamas offers a Home Owners Resident Card for qualifying foreign property owners. The card is intended to simplify entry into the country for eligible homeowners and their immediate family, making regular visits more convenient.
Eligibility requirements are established by the Department of Immigration and include minimum property value thresholds. The card is not the same as permanent residency and does not itself confer the right to work in The Bahamas.
Economic Permanent Residency
Buyers making substantial qualifying investments in Bahamian real estate may be eligible to apply for Economic Permanent Residency (EPR). Changes introduced from January 2025 increased the qualifying investment threshold to US$1 million and require the qualifying investment to be maintained for at least ten years. Qualifying investments are generally limited to Bahamian real estate or approved Central Bank zero-coupon bonds.
Permanent residency allows successful applicants to reside indefinitely in The Bahamas, although Economic Permanent Residency is generally granted without an automatic right to work unless separate permission is obtained.
